From marketing your property, screening prospective tenants, right through to collecting the monthly rent and dealing with tenant issues our aim is to take the burden and stress away from you the landlord. We can also sell your home. We can organise for your house to be presented at its best to achieve the best possible price. We differ because we focus on your sale we are a small agency who can focus on your house sale and give it personal attention.

Janus Moves

Letting

We will conduct viewings and assess tenants for you, right down to reference checks. As part of this service, we’ll also draft and prepare all relevant paperwork relating to the tenancy and manage the transfer of utilities into the tenant’s name for you.

Market your property appropriately

  • Provide a photographic inventory of the property.
  • Where required, we are also happy to offer advice and recommendation on the appropriate fit out and furnishings for your property.

Secure

  • Detailed Tenant application form prior to viewings.
  • Securing one month’s rent (security deposit) and the first month’s rent in advance.
  • Set up a standing order for collection every month.
  • All registration with the RTB  carried out on behalf of the  landlord.

Property Management

In addition to the letting services we can act as your representative with all tenant queries as well as:

  • Monitor and collect all rents
  • Lodge rent to your bank account
  • Attend regular property inspections and report back to you if maintenance is required
  • Seek approval from you on any larger maintenance expenses the property may incur
  • Liaise with you one month prior to the expiry of the lease agreement to organise next steps
  • Carry out inspections of property when lease agreement expires prior to you refunding the tenants’ deposit

An Important Note on Rents

Janus Estates handles the monitoring and collection of all rents on behalf of our clients. Once a rent has been received, it is immediately lodged to our client’s bank account with the deduction of our management fee and less any previously approved expenses.

Maintenance Policy

Our policy is to consult with our clients and obtain their instructions before larger maintenance work is carried out. In the event of normal day-to-day problems such as electrical, plumbing, alarm issues occuring, the tenant is instructed to contact our Property Manager. These small repairs are then dealt with immediately to ensure the property is kept in good order and the tenant is not inconvenienced.

How it Works

Phone Call

Phone call to establish your needs. Followed up by a meeting at the house.

Evaluation

We prepare a report for you outlining the rent or sales price achievable and any suggestions we might have regarding redecorating, refurbishing, new furniture to achieve this rent/ sales price.

In Advance

We can organise all this work to be done in preparation of marketing/ advertising/ showing the house.
